  • Will there be educational programs catering to all age groups?
    Currently, our focus is on ages 3-9. If there is a demand for additional age groups in the future, we can reassess the situation.
  • Will all educational programs be officially legalized?
    We are checking the best way to register our programs locally and internationally. We will keep you posted.
  • Are there specific guidelines for maintaining and respecting the natural environment?
    Yes. We will provide the rules and guidelines to any potential residents. A few of the main guidelines require the use of eco-friendly products only, respect for the local fauna and flora, minimize light pollution and preserve the natural environment, consideration of invasive plants and animals, and adherence to GECO's policy on recycling and trash management.
  • How is the community engaged in local conservation efforts, such as wildlife protection and habitat preservation?
    It is mandatory for the community to respect the wildlife around the land. Any actions aimed at the restoration and recovery of the natural habitat for wildlife will be encouraged by Geco Village.
  • Can I buy the house and rent it through your management?
    Yes. We will have an exclusive agreement with the homeowners to manage their properties.
  • Do I need to pay for my tourist license?
    No. The fee is included in the original payment. You will need to pay taxes on your profit. Our team is working with accountants who will be happy to assist with this matter.
  • Do you offer management services including the submission of taxes and wire transfers?
    Yes, we will have full exclusivity in the management of the properties for tourist purposes and will work with a local accountant to ensure timely submission of taxes and wire transfers.
  • What are the terms of the tourist license on my house?
    You can rent your rent your house for short and long terms. No specific restrictions.
  • Can I buy the residency without the house?
    No. At the moment we don't allow people to purchase a residency without the purchase of a house.
  • What are the annual/monthly community fees?
    At the moment, we do not have a definitive answer. Our objective is to keep fees as low as possible while upholding the quality of services in GECO Village. In the coming months, we will complete our work on this matter and present it to potential residents. We welcome residents who believe they can help reduce the fees to collaborate with us for the benefit of GECO's residents.
  • How are you going to use the entrance fee of EUR80,000?
    The entrance fee contributes to several crucial aspects of the eco-village, including: Infrastructure Development: Funding for building essential infrastructure like roads, utilities, and waste management systems. Project Management: Ensuring efficient project coordination and oversight for a cohesive and well-planned community. Approvals and Licenses: Covering expenses related to obtaining necessary permits, licenses, and regulatory approvals. Public Spaces: Investment in the creation and upkeep of communal areas, parks, and green spaces for the community's use.
  • How many SQM of a land do I get?
    Your property spans across 1000 square meters.
  • Can I choose the location of my house?
    Yes. We are going to have a several clusters of houses. Our goal is to sell all the houses in one cluster before we open a new cluster.
  • How many SQM are the houses?
    We will have three sizes: 2 Bedrooms House with 100 SQM 3 Bedrooms House with 120 SQM 4 Bedrooms House with 150 SQM
  • Can I choose the architect and design of the house?
    No. We work with a team of architects who have vast experience in eco projects. Our goal is to design an off grid houses with all the necessary systems to support this type of lifestyle.
  • Can we build our own house?
    No. We are responsible for the design and construction of the houses.
  • Who is responsible for the interior design?
    We provide you with a ready-made house. You will be able to choose different items such as the colors of tiles, doors, sanitary fixtures, and more. We will not furnish the house and will provide you with cabinets and closets.
  • Can I place a caravan or any other mobile unit until my house is ready?
    Yes. No problem at all.
  • Can I sell my house?
    Notification to Gecovillage: Any resident wishing to sell their unit must notify Gecovillage in advance about their intention to do so. Finding a New Buyer: Both the resident and Gecovillage have the option to search for a suitable new buyer. First Right to Buy: Gecovillage holds the first right to purchase the property at the assessed value determined by an independent appraiser. Price Determination: An independent appraiser will assess the value of the unit. If the assessed price is lower than the original cost, the original price will apply. If the appraiser's value is higher, the appraiser's value will prevail. The price must include the entrance fee as well. No Fixed Buyer Decision Deadline: Gecovillage retains the right to take the time necessary to select a new buyer. During this period, the resident has the option to rent the house. Buyer Approval Required: The resident is prohibited from finalizing the sale to a new buyer without obtaining written approval from Gecovillage. Cooperation in Transition: When leaving the community, residents must cooperate in transitioning responsibilities, clearing any dues, and ensuring the property is in good condition. Return of Entrance Fee: The selling price to the new resident must include the entrance fee as well. Smooth Handover: The outgoing resident must hand over the property and all relevant documents to Gecovillage or the new resident in a seamless manner.
  • Who is responsible for the maintenance of my house?
    We sell the house with a warranty for various systems through a third party, but we will be responsible for the maintenance of your house. We will collaborate with professionals throughout the construction process, and all of them will be available to assist you. As a property owner, it is your responsibility to upkeep the condition of your residence and comply with the established community guidelines.
  • Who is in charge of supervising the construction of my house?
    GECO village Association is responsible for overseeing the construction of your chosen house model. This ensures careful management of timelines, labor, and construction methods to minimize the impact on the land and nature.
  • Am I allowed to have a generator?
    Yes. As a backup solution.
  • Can I connect my house to the electric grid and municipal water and sewage systems?
    No. Our project is an off grid project and we will not be able to connect any of the properties to the local grids or municipal systems.
  • Are there any restrictions on what I can build or do on my property?
    Except for your house, you can place mobile units such as a caravan or a garden shed. You cannot build anything permanent on your property.
  • Is there a specific timeline for development and construction of houses?
    Yes. We will submit the plans by February 2024. Usually, it takes one year to receive the permits and licenses. Once we get the confirmation, we will start to build the first neighborhood and finish it in less than 12 months. We hope to welcome our residents to their new houses by Spring of 2026.
  • Can I choose specific eco-friendly features or technologies for my house?
    Yes and no. We already chose most of the feautres and technologies for your house. From solar panels to home biogas. You are welcome to contact us with your ideas and we will do whatever we can to include them in your house.
  • Is there a community-approved list of sustainable and eco-friendly materials that residents must adhere to when making changes to their houses?
    We request that residents use materials similar to those used in the construction of the houses for any modifications or changes.
  • How are landscaping and gardening activities regulated on private lots?
    We currently do not impose restrictions on landscaping and gardening activities. Our primary consideration is ensuring an adequate water supply to support these activities. Our vision is to preserve as much of the wild nature as possible. While we are confident in having sufficient water from October until June, the challenge lies in conserving water during the summer months to avoid overusing the wells.
  • Am I allowed to modify the house layout after receiving the keys?
    Yes, you are permitted to alter the layout of your house after we complete construction and hand over the keys. It's your house, and you should adhere to local regulations and laws.
  • What is the protocol for adding a new section to the house in the future? Does GECO permit such modifications? Is there a cost associated with the change, and who should initiate the application for approval?
    The possibility depends on several factors. At GECO village, we meticulously select house models, aiming to fulfill residents' needs without the necessity for additional sections. However, residents must be aware that the GECO village association reserves the right to refuse such requests. It is essential to emphasize that any costs associated with adding new sections or modifying houses are the sole responsibility of the residents.
  • Can residents personalize the exterior of their homes with artistic or creative elements, such as murals or sculptures?
    Yes! Once you get the key to your house - it's yours! We love the idea of murals and sculptures in your private lots.
  • Which pets are permitted on my private lot?
    Residents are permitted to have pets on their private lots. The following animals are allowed: Dogs Cats Rabbits Animals in cages or aquariums However, residents are not allowed to keep livestock, chickens, ducks, or geese. In case you want to have an animal that is not on one of the lists, contact us.
  • What are the guidelines for constructing outdoor structures, such as sheds or pergolas, on private lots?
    You are permitted to construct a mobile shed without the necessity for foundations, as concrete foundations are not allowed on the land. The same applies to pergolas. Additionally, we plan to construct pergolas for each house on the southern side to align with ecological guidelines.
  • What is the architectural guideline?
    Explore our eco village's architectural ethos, grounded in a strong connection to nature. Through the use of materials like clay, straw, wood, hemp, limestone, and rocks, sourced from the earth, we achieve both aesthetics and environmental mindfulness. Our homes seamlessly integrate with nature, featuring tiered gardens, plant-covered roofs, and expansive windows that bring the outdoors in, providing an immersive experience of the seasons.   • Who designed the village?
    The village was designed by us. We worked with professionals to make sure the design is sustainable and follows regulations and instructions of the local authorities.
  • Who designed the neighborhoods?
    We are working with experts who are helping us with the design of different neighborhoods. The first neighborhood designed by Michal and Ofer, experts on permaculture and sustainable life. We welcome designers and architects who are interested to design other parts of GECO village to contact us.
  • What is the philosophy and mission of the eco-village community?

  • What is the entrance fee?
    The entrance fee is EUR80,000. Once you are ready to secure your plot and house, we will send you a contract and ask for EUR10,000. This amount is a non-refundable and will be used to pay for lawyers and permits. After a short period, you will require to transfer the rest of the money.
  • Are we going to own the land?
    No, the Geco Village Association owns the land. Once you purchase the plot and house, we will legalize it with a lawyer and notarize the agreement. The only way to launch this project was under a tourist license. We are developing a new eco-village where you will be able to own the plot and your house. The Geco Village Association will not be able to sell the land, your plots, or any of the projects on the land without the written consent of all the homeowners. In the future, once we have built the houses, we will try to work with our legal team to explore the possibility of converting the tourist license into a residential license.
  • How do I know that you will not sell the land in the future?
    We simply cannot sell the land in the future. On the contract, we guarantee that we cannot sell the land without a written consent from all the homeowners. It means that even if one homeowner doesn't want to sell, we will not be able to move forward.
  • How do we formalize the agreement between us?
    With a private contract which will be notarized.
  • What are the community fees included?
    Community fees include trash and recycling center maintenance, weekly vegetable and fruit bags, eggs, maintenance of roads and paths, access to residents-only events, priority for your kids in the school, priority for yourselves as professionals in our coworking and retreat centers, exclusivity to open businesses with the GECO Village Association as individuals on the land, and more.
  • Is it going to be an Israeli project?
    No. While the founders are from Israel, we promote the project all over the world and welcome people to join our project.
  • How do you ensure a mix of international residents?
    We invite people from all over the world to visit and join our project.
  • Are you going to set up community events?
    Yes, we will develop a program of events and activities for the GECO Village community over time. We also invite our residents to create and promote their own events and activities. We are not in the business of building a community. Instead, we believe that a community will naturally form with the active involvement of our residents. Our land is open to all residents, and we welcome new initiatives and ideas.
  • In which events or projects I can participate or be involved?
    You can participate in any events or projects in GECO Village. While there may be events and projects initiated solely by the owners of GECO Village, our primary objective is to enable residents to participate in and develop events and projects, whether in collaboration with the owners of GECO Village or independently.
  • What is the policy about the shared community facilities?
    Your entrance price also grants you access to the shared community facilities and amenities available within the eco-village. These communal spaces are designed to enrich your living experience and foster a sense of belonging within the community.
  • What specific rules and guidelines apply to the community?
    As members of our eco village community, we are committed to upholding this mandatory Code of Conduct. By abiding by these principles, we contribute to the harmonious coexistence of both the community and the environment. Respect for Nature: Treat the land, plants, and wildlife with reverence, ensuring that actions do not harm the environment. Sustainable Living: Actively practice resource efficiency, waste reduction, and mindful consumption to minimize ecological footprints. Respectful Use: Consideration for Others: Residents should use communal spaces in a manner that respects the comfort, privacy, and well-being of fellow residents and visitors. Noise Level: Noise should be kept at a reasonable level, especially during quiet hours, to ensure a peaceful environment for all. Cleanliness: Residents are responsible for cleaning up after themselves in shared spaces. Leaving communal areas clean and tidy is a shared responsibility. Inclusivity: Fair Access: All residents have equal rights to use communal spaces. No discrimination or exclusion based on any factors is allowed. Cleanup: Event organizers are responsible for cleaning up after their events and leaving the space in the same condition as before. Guest Policy: Host Responsibility: Residents are responsible for the behavior and conduct of their guests in communal areas. Guests must adhere to the same guidelines. Compliance and Consequences: Violation: Failure to adhere to this policy may result in restrictions on access to communal areas or shared facilities. Appeals: Residents have the right to appeal any actions taken in response to policy violations through the established dispute resolution process.
  • Parking and Transportation in the village
    To ensure a smooth and environmentally conscious living experience within our Eco Village, we kindly request all residents and visitors adhere to the following guidelines regarding parking and transportation: Designated Parking Areas: Please park your vehicles only in designated parking areas to maintain order and prevent congestion. Car-Free Zones: Respect areas within the village designated as car-free zones to enhance safety and tranquility for pedestrians and nature. Green Transportation: Prioritize eco-friendly modes of transport such as biking and walking for short distances. Speed Limits: Observe posted speed limits within the village to ensure the safety of all residents and wildlife. Quiet Hours: During designated quiet hours, limit engine idling and loud noises from vehicles to maintain a peaceful atmosphere. Visitor Parking: If hosting visitors, kindly guide them to park in designated visitor parking areas to avoid inconveniences. Emergency Access: Keep roadways and pathways clear to allow emergency vehicles and services easy access at all times. Respectful Driving: Drive attentively and respectfully, giving right-of-way to pedestrians and cyclists, promoting a safe environment.
  • Can I participate in the governance and decision-making processes of GECO village?
    While GECO village is owned and managed by us, we invite residents to participate in the governance, give feedback and develop initiatives and projects. Residents are the core of GECO village and they are welcome to participate in any project and event.
  • What is the community's approach to education and schooling?
    We already opened a nature school for ages 3-9 on the land. In the future, we will open more groups and classes based on demand. We strongly believe in Live and Let Live. Each family can choose the type of education for their kids. It's none of our business.
  • Are there mediation or arbitration processes in place for dispute resolution?
    Yes. The owners of GECO village association will act as the arbitrators. In case of legal dispute, GECO village association will involve its legal teams. In case GECO village association is a party, both parties will seek a external mediator to solve the dispute.
  • Are there regular community meetings or assemblies to discuss issues and make decisions?
    No. This is not a community project. We develop an eco village with houses for sale. The community will be form naturally. Residents and guests can contact the owners with concerns and complains.
  • What is the policy on pets and animals within the village (public and commercial zones)?
    We hope to live in peace and harmony in the village. We expect residents to respect their neighbors and keep pets in the right manner.
  • What is the community's stance on social and political engagement?
    GECO village will not participate in any social and political engagement. GECO village is an eco village and residents can participate in social and political engagement in their own private property.
  • If I opt out of the weekly basket of village vegetables, fruits, and eggs, can I receive a discount on the monthly community fees?
    No. Your monthly community fees are fixed and cannot be change if you decide to opt out of the village initiatives. We do try to lower costs and improve the service on a monthly basis.
  • What noise regulations are in place within the village?
    We request residents to be considerate neighbors, respecting each other's needs. Generally, noise regulations align with those of the municipality. For special events or activities, GECO Village Association, along with the relevant residents, will communicate the plans in advance to all members of GECO Village.
  • Is there a community tool-sharing program in place for residents who may need specific tools for home maintenance or gardening?
    We plan to have a center for tools that residents can use on their property. We didn't come up with a tool-sharing program yet.
  • Can residents contribute to the design or planning of new community amenities or spaces?
    Yes. Of course! We would love to hear your opinion and learn from your experience. Feel free to contact us with ideas and thoughts.
  • How are events and initiatives communicated to residents, and is there a platform for residents to propose and promote events?
    We will communicate through two channels: Emails Bulletin Board Although we anticipate the use of a communication app for daily interactions, official updates will be provided through emails and bulletin boards.
  • Can residents contribute to the maintenance and enhancement of walking trails, bike paths, and other community pathways?
    Of course! You are welcome to contact us to obtain more information about the maintenance and enhancement of walking trails and bike paths. Our aim is to have the network of hiking trails ready on the land before spring 2024.
  • When do I need to start paying the community tax?
    While you can already move to our land with your temporary housing solution, it will not require the official community fees immediately. You will need to pay a small fee for the services we are already offering on the land, such as compost toilets, showers, and a large kitchen. The official community fee will commence once your house is ready, and you have moved in.
  • What are the terms and conditions of opening and operating a business at GECO village?
    We encourage a sustainable and community-oriented approach to business that aligns with the principles of the Eco Village. Business Proposal and Approval Process: Any resident interested in establishing a business on Eco Village land must submit a detailed business proposal to the Eco Village management for review. The proposal should include the nature of the business, its objectives, expected environmental impact, community benefits, and any necessary resources or facilities required. Environmental Impact Assessment: The proposed business will undergo an environmental impact assessment to ensure that its operations are aligned with the Eco Village's sustainability goals and principles. The assessment will evaluate potential impacts on the surrounding environment, resources, and the community. Community Benefits: The proposed business should contribute positively to the Eco Village community by providing goods or services that are valuable to the residents. Preference will be given to businesses that promote sustainable practices, use local resources, and contribute to the local economy. Permits and Licenses: The resident must obtain all necessary permits, licenses, and approvals from relevant local authorities to operate the business legally. The Eco Village management will provide support and guidance in the permitting process if needed. Architectural and Aesthetic Harmony: The design and architecture of any structures related to the business should harmonize with the overall aesthetic and architecture of the Eco Village. New structures should adhere to the Eco Village's design guidelines and principles. Community Engagement: The resident operating the business should actively engage with the Eco Village community, fostering collaboration and cooperation. Regular updates, events, and initiatives that involve the community are encouraged. Sustainability Practices: The business should adopt sustainable practices, minimize waste generation, and aim to reduce its environmental footprint. Consideration should be given to energy efficiency, waste management, and responsible resource consumption. Financial Contributions: Residents operating businesses on Eco Village land will be required to make financial contributions towards maintaining shared amenities, infrastructure, and communal spaces. The amount and frequency of contributions will be determined based on the business's size and impact. Annual Review: The performance and impact of the business will be reviewed annually to ensure that it continues to align with the Eco Village's values and goals. If the business no longer meets the criteria outlined in this category, the Eco Village management reserves the right to request modifications or cease its operation. Community Support: The Eco Village community will actively support and promote resident-operated businesses within the village, fostering a collaborative and thriving environment.
  • Are there any businesses that I will not be allowed to develop at GECO village?
    Yes, GECO Village association has exclusivity on the following businesses and operations: Retreat Center Coworking Space Cafe and Restaurant Educational Programs for Kids Farmers Market Campsite B&B (Bed and Breakfast) Festivals GECO Village association opens up opportunities for residents to collaborate on the aforementioned businesses and encourages them to contact the owners with their ideas and requests.
  • Can I use the coworking space and retreat center for my own business?
    Yes. Our vision is to develop the two businesses in order to provide our residents with professional platforms for developing their own businesses. This is our way to strengthen the community and support small businesses and initiatives.
  • Can I own a business in GECO village without the residency?
    No. This option is for residents only.
  • Would you outsource work and budget for projects in GECO Village even if you have residents who have the right experience and skills?
    No. Residents will always have exclusivity over non-residents. This is our way of giving back to our community. Residents will be required to submit requests to provide services and skills. The owners of GECO Village retain the right to outsource work and budgets.
  • How does waste management work within the village?
    We will build several trash and recycle centers throughout the village. Residents can use them or take their trash to the nearest municipal centers.
  • How is security and safety ensured within the community?
    Spain is a safe country, and we have never had any problems before. We will install cameras around the public areas for insurance purposes, as requested by the insurance company. Residents can install cameras in their properties as long as they don't capture public space and other residents' properties.
  • What measures are in place for emergency preparedness within the community?
    As an initial step, we have placed first aid kits throughout the land. Additionally, we have obtained fire extinguishers and strategically placed them in zones where we spend the majority of our time. Moving forward, we will consistently adhere to local regulations and address any potential hazards within the environment. Collaboration with local professionals plays a crucial role as they provide guidance on emergency preparedness and suggest measures to minimize the occurrence of such events.
  • How does the community address issues related to water conservation and usage?
    We will establish community-wide guidelines for water usage, including restrictions during dry seasons or droughts. In the meantime, we encourage our residents to follow the points below: 1. We chose Home Biogas toilets to reduce water consumption for a similar reason. 2. Rainwater Harvesting: we will Implement rainwater harvesting systems to capture and store rainwater for non-potable uses such as irrigation, thereby reducing reliance on external water sources. 3. Greywater Systems: we will install greywater systems that recycle water from activities like laundry and showers for use in landscape irrigation, minimizing the demand on freshwater. 4. Landscaping Practices: Promote water-efficient landscaping by encouraging native plants, xeriscaping, and other techniques that require less water. Discourage excessive lawn areas that demand high water consumption. 5. Waste Management: We will implement proper waste management practices to prevent water pollution and educate residents about the impact of improper disposal on water quality and the surrounding environment.

    While composting will not be mandatory, we strongly encourage residents to participate. Each house will be equipped with the necessary systems to support composting, aligning with our goal to minimize waste in the village. Residents can use their compost in their private areas, and if they choose not to, the village will utilize it in common areas.
  • Are there guidelines for energy-efficient practices within homes, such as the use of energy-saving appliances and insulation?
    Each house is equipped with its own private solar system, which operates as a closed system. Residents can use any appliances within the system's limit. If residents wish to expand their system for additional capacity, they have the option to do so by paying for the upgrade. The village solar system manages common areas. While utilizing this system, residents are kindly requested to practice fair usage to ensure its longevity and fulfill all intended purposes.
